Smallpox & Dryad Arbor

If I were to cast Smallpox and had a Dryad Arbor on the board, would it count as sac'ing both a creature and land or only as a land? or does the word "then" make this entire situation impossible?

I'm pretty sure it goes in listed order, so the Arbor could be either one but not both. Does that make sense?

Just ask yourself if you can sac an Overgrown Tomb to a Jarad, Golgari Lich Lord . It's a no-go in both scenarios.

Yeah, you could. I meant that you can't only sac the tomb, you'd still need either another forest or swamp. It only counts as one of its card type when you are counting multiple card types.
