Does This Taniwha Phasing Interaction Work?

Taniwha and Teferi's Realm are on the battlefield and I have 5 lands. I have a Sunder in hand and my lands are currently phased out. Prior to being Phased out they were tapped down. From what I understand on the beginning of my untap, my lands phase back into play and both Taniwha's phasing and Teferi's Realm trigger goes on the stack. Do the lands phase back into play untapped?

If so I can stack Teferi's Realm to resolve first, float my mana in response and cast a one sided Sunder. Taniwha would phase out normally and come back at the Beginning of my Upkeep to phase out my lands once again.

Is this correct?

What you're trying to do will work, but it sounds like there's a small misunderstanding about how the Beginning phase of the turn works.

There are 3 steps in the Beginning phase: untap, upkeep, draw. The very first thing that happens during the untap step is that everything with phasing phases out and everything already phased out phases in. Then tapped permanents untap. After that the game moves to upkeep, which is when the abilities on Taniwha and Teferi's Realm trigger. You can respond to the triggered abilities by making mana. The mana will only stay in your pool until the end of the upkeep step, so you have to cast Sunder before you go to the draw step. The phased out lands won't be affected by Sunder.

Okay, so on your upkeep you're saying Taniwha is phased out from it's own phasing? If that's the case it doesn't trigger, it will trigger the turn it phases back in. It's trigger is also the one you need in order to do a one sided Sunder, as Teferi's Realm would phase all lands. As Rhadamanthus said, you're plan works, but you do need to know the specifics about each card and step, as phasing can be complicated.
