Regeneration

If Im doing a two-headed giant could I use Swarmyard to regen my Hornet Nest, then my team mate use Heat Ray (tapping 9) on my Hornet Nest to put out 8 tokens?

You could indeed, getting the tokens from combat damage (assuming that's what you're trying to get) first, then another 8 from Heat Ray! If you have another Swarmyard or other means of Regeneration, you can regenerate the Nest once more.

It doesn't even need to be your teammate. An opponent could be involved in this. It doesn't seem probable, but it has been known to happen for political reasons in EDH/Commander games.

None of the effects involved say "that you control" or "that another player controls" (except for Hornet Nest implicitly putting the tokens into play under the control of its controller).
