Awaken mechanic and replacement effects

OK, here is the situation that came up recently:

I have a Hardened Scales (or a Corpsejack Menace) into play and I cast Ruinous Path for its awakened cost.

Does my Animated Land get an extra counter (or in the second situation, double the amount), or because of the wording of the awaken mechanic the counters remain unchanged (because the card states it first places the counters and then it animates)?

At the time during the resolution that the +1/+1 counters are placed, the land is still a land, and not a creature, as the awaken ability describes in its reminder text. Even though they see the counters being added on, Hardened Scales nor Corpsejack Menaces' replacement effects will apply here because at that moment, the affected permanent is not yet a creature.
