make sure to remove the -1/-1 or +1/+1 counters before sacrificing them to the ability.

its also good to know that you can announce the ability before making any mana, and you're able to pay the costs in any order you want while putting it on the stack.
i.e. annouce tayam > remove a vigilance counter, +1/+1 counter from an udying creature and a -1/-1 counter from a persist creature > sac those creatures to ashnods altar for 4 mana and use 3 to pay for the ability. see 601.2h in the rules.
